Dear readers! We present to your attention the fourth issue of the LOGISTICS journal. By tradition, in the April issue we summarize the results of TransRussia | SkladTech 2025. This year, the exhibition attracted a record number of exhibitors and over 30,000 visitors. Under the heading "non-economic activity", we are posting an interesting article by A.V. CBRE, global real estate advisor, together with Neopolis business district prepared the report about New Moscow office market.
New territories were annexed in 2012 and we can already observe dynamic reclamation of New Moscow territories by commercial and residential real estate developers. Large land area is ideal for new office real estate format development, such as business parks and districts.
According to the report, Class B office stock on the annexed territories amounts to 290,400 sq m and is represented by Rumyantsevo, Vysota, and Borovsky business centres.
Class A office stock amounts to 174,800 sq m and represented by Comcity, G10, K2, business centres. This list will be topped up soon by the first lifestyle centre in Russia – Neopolis business district.
Neopolis construction in TNAO allowed to realize new for the Russian market office centre concept, where advantages of modern business district is supplemented by social infrastructure helping to balance life with work.
Demand for offices in the business centres located in the New Moscow was under negative impact of worsening macroeconomic situation in the country and reduction of business activity in 2015-2016. Take-up amounted to 5,100 sq m in 2015 which is by 84% lower than in previous year. In 2016 take-up amounted to 5,700 sq m.
Development of New Moscow territories and construction of high-quality business centres changed the structure of demand – class A segment was dominating in recent years, so all transaction were in business centres of this class in 2016.
In 2016, financial, medical and pharmaceutical companies were the main occupying sectors. The vast majority of companies are Russian, 99% in 2015 and 91% in 2016.
Large premises with area of more than 5,000 sq m formed almost all annual take-up until 2015. In the last two years the share of small premises has significantly increased in the volume of demand. Offices of up to 500 sq m accounted for 39% of take-up in 2016 and offices of 501-1,000 sq m – 18%.
“Large areas of New Moscow land allow to develop conceptually new product, to realize new business areas with advanced business and social infrastructure. Thanks to social component, office centres in New Moscow became point of attraction not only for the business, but also for the population of new territories. For example, we supplemented environment in our business district with various infrastructural objects, so that the people not only work on the complex territory, but evolve as well”, Svetlana Grigorieva, Marketing Director of Neopolis Business District pointed.
“The office market of New Moscow has a high potential for new construction. The factor of success of the business centre in this submarket is its proximity to MKAD, outbound routes and metro stations. There is a trend of improving quality of offices due to decentralization in the Moscow office market. As the Moscow transport network develops, MKAD will cease to be a psychological barrier for tenants, as the accessibility of the projects in New Moscow will be comparable with objects adjacent to MKAD on the inner side”, Olesya Dzuba, Head of Research, CBRE Russia added.
