St. Petersburg quality hotel market

• In Q3 2017, passenger traffic at Pulkovo Airport kept growing: 2.4m more passengers transited through the north capital airport compared to the same period last year. We suspect, that those Russian tourists, who began to travel abroad more actively, supported most of this growth. 
• 389 new rooms were put in operation in 2017 – Hilton St. Petersburg Expoforum and Lotte Hotel started receiving first guests. No new branded hotels are expected in the market until the end of the year. 
• St. Petersburg hoteliers put their efforts towards strengthening price positions, gaining in ADR at the cost of occupancy fall by 2.3 ppt over the last 9 months. With prices going up by 15%, RevPAR increased to RUB 3,850. 
• Leading Midscale segment improved RevPAR by 12.7% due to ADR gain of 17%. So called laggard, the Luxury segment managed to improve RevPAR by 6.6% at the expense of price increase by 17% and subsequent occupancy decline by 5.5 ppt (to 57.7%).
